A True Bush Change

Lass O’Gowrie is a unique freehold property of 46 acres, situated beside the Ward River, just 17 kilometres west of Charleville. The house is nicely renovated and surrounded by spectacular gardens which afford a beautiful and relaxing lifestyle. Being only 12 minutes from town means a quick drive to work or to shop.

There are many opportunities for a new owner to generate income from this well located property.

  • Nursery - make the most of the small wholesale nursery business, which uses the garden for plant production.
  • Tourist Accomodation- With approximately 1 kilometre frontage to the large permanent waterhole, the property would be a welcome site for the many tourists who wander this great land of ours looking for everything this property has to offer - peace and quiet, bird and animal spotting, bush and river walks, fishing, swimming or skiing. Cabins could be built on the ridge above the river to make the most of the tourist potential.
  • Hospitality - The garden, and previously the nursery, has been open to the public for many years for tourists, horticultural lectures, private weddings, garden tours and charity events and has been opened twice in the Australian Open Garden Scheme
  • Earthmoving- The current owner has an earthmoving business of 40 years duration which could be sold with the property.

This lifestyle has a lot to offer – self sufficiency, peace and quiet, bird and animal spotting, bush and river walks, fishing, swimming or water skiing and a small supportive community with ample facilities. A large irrigation license with one of the best permanent waterholes in the west ensures water for either primary production or tourism ventures. A true bush change.

Real Property Description: Lot 73 OR800165: PAR GLENGARRY

Lass O’Gowrie is a freehold property of 18.14 ha (46 acres) which runs for approximately 1 km along the esplanade of the Ward River, a tributary of the Warrego River, which is part of the Murray Darling Basin.

Heading west on an excellent bitumen highway from Charleville towards Quilpie, the Lass O’Gowrie Road turnoff is 16.84 km from Charleville. To accommodate the school bus, the turnoff from the highway has a large parking area on both sides of the road.

The property is 1.25 km from the main road and is accessed via an all weather municipal gravel road. From the highway, one drives across a grid and travels through the “Permit to Occupy” (PTO) to a high ridge approximately 45 feet above the normal river height. The journey from Charleville town takes 12 to 15 minutes.

The PTO is a parcel of land that is zoned Camping and Fishing Reserve for stock and human access. The Permit is for sustainable grazing and is currently held by the owners of Lass O’Gowrie. It is 140 ha (350 acres) surrounding the freehold block and bordered by the road and the esplanade. The Permit must be relinquished on sale of Lass O’Gowrie, with the new owners being able to apply with the purchase.
